types of vinyl siding, with one style a 'shaker' style to provide some variety and texture. He <br />indicated the Developer has indicated they will utilize three to four color schemes of white, <br />medium gray, sand and clay, with the fascia being either white or a dark color. He indicated the <br />Developer has also indicated they will be utilizing accents of green and terra cotta around certain <br />architectural features as well as on the doors and porches. He stated there will be masonry below <br />the window sills on the first floor. The roof will be comprised of asphalt shingles of a <br />complementary color. He advised the units themselves will have a variety of architectural <br />features, including bay windows, second story porches, articulated walls and different roof styles. <br /> <br />Assistant Community Development Director Trudgeon explained Staff has reviewed the <br />information provided and finds them generally acceptable. He stated the distinct architectural <br />features will address Staff's original concern about seeing a 'wall of units'. He indicated these <br />features break up the units as viewed from the street to bring about a pleasing visual aesthetic. <br />Staff would like to point out that as the Town Center continues to develop in future phases, the <br />City would like to see additional colors to be used for the exterior besides the neutral earth tones <br />that are so prevalent in other town home developments within the City. <br /> <br />Assistant Community Development Director Trudgeon further advised the landscaping plan is <br />generally acceptable subject to swapping some of the deciduous trees for coniferous trees and <br />relocating some of the shrubs closer to the back-to-back units. He stated the City is requiring a <br />sign plan showing all address, street, and traffic control signs in order to ensure an orderly look <br />for the development. He noted the Police Department wants address range signs installed, <br />therefore Staff wants to review the entire sign plan to make sure it looks good. Staff <br />recommends approval of the request. <br /> <br />Chairperson Nixt asked how they could assure they get some variation in color for aesthetics. <br /> <br />Assistant Community Development Director Trudgeon stated the Developer has outlined what <br />colors they will use for this development. He indicated those comments were more about <br />assuring variation in future development. <br /> <br />Commissioner Van Scoy stated Case #9 deals with the architectural standards for medium and <br />high density developments. He asked if that is separate from this because they have other <br />standards for the Town Center. <br /> <br />Assistant Community Development Director Trudgeon stated it would be separate in any case, <br />and would not apply because they are still reviewing what they need to have. <br /> <br />Commissioner Van Scoy indicated he thought the standards in the Town Center would be a little <br />higher than elsewhere, and he does not see that here. <br /> <br />Assistant Community Development Director Trudgeon indicated the standards are not all exterior <br />requirements. <br /> <br />Planning Commission/February 5, 2004 <br /> Page 13 of 18 <br /> <br /> <br />
