they will have this problem time and again during the Town Center, and he would like to have a <br />discussion on changing the requirements in the near future. <br /> <br />Assistant Community Development Director Trudgeon advised the plat shows a combination of <br />public and private streets. He stated as directed by Staff as part of sketch plan review, a public <br />street bisects the development and the northern east-west road is now public as well He <br />indicated all public streets will be at least 32 feet wide in accordance with City street standards. <br />He stated there are some technical corrections that need to be changed on the street plans as <br />described in the City Staff Review Letter. <br /> <br />Assistant Community Development Director Trudgeon indicated the grading and drainage plan <br />was reviewed and generally conforms to city standards. He stated there are a few more items <br />relating to the drainage plan that need to be provided to City Staff prior to the City Council <br />approval that are described in the City Staff Review Letter. He advised a tree preservation plan <br />was approved at the final plat stage of the Ramsey Town Center Addition. As a result of that <br />plan, several areas were identified as tree save areas in conjunction with the initial mass grading <br />of the site. He further advised the City will need to review and approve a revised tree inventory <br />of the trees remaining on this specific development parcel as well as a revised tree preservation <br />plan prior to final approval of the development. He indicated the Developer is in the process of <br />supplying Staff with the appropriate information needed to complete the analysis of the tree <br />preservation plan. He stated there is probably not a lot of opportunity, but there are a few <br />locations Staff would like to look at. <br /> <br />Assistant Community Development Director Trudgeon advised Staff recommends approval. <br /> <br />Chairperson Nixt noted they went through this thoroughly at the December meeting, and asked if <br />there were any questions. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt opened the public hearing at 8:07 p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Jeffrey to close the public hearing at <br />8:07 p.m. <br /> <br />Commission Input <br /> <br />Chairperson Nixt stated they discussed the front yard minimum and maximum is 0-20 feet, but <br />for the back to back units they will not be able to meet that, and have determined 25 feet is <br />acceptable. He asked if a variance was needed for that. <br /> <br />Assistant Community Development Director Trudgeon stated that they are fine with the 25 feet, <br />and procedurally should probably do a variance. He noted that at some time they should go back <br />and change the requirements so a variance is not needed every time.
