The planned development would cause a drainage problem or cause <br />unnecessary drain pipe expense and loss of woods. <br /> <br />1. Half of Flintwood I is now drained naturally by a ditch for free <br /> <br />2. The new development would eliminate this natural drain and <br /> necessitate construction of a new drainage system. <br /> <br />3. Construction of this drainage system would destroy many beautiful, <br /> mature trees. <br /> <br />D. High traffic through street right through the development. <br /> <br />The Plan should also be unacceptable to the City, as well as Flintwood I <br />residents. <br /> <br />A. For the reasons mentioned earlier. <br /> <br />B. Traffic problems caused by population density which is too high for <br /> reasonably constructed and located roads. <br /> <br /> 1. 355 housing units means about 1000 people concentrated in <br /> approximately 50 acres. (600-700 cars). <br /> <br />a. 10% of present Ramsey population living on less than .25% of <br /> Ramsey land. <br /> <br />I <br />I <br />I <br />I <br />i <br />I <br />I <br /> <br />2. Ramsey's present population density is approximately .5 people/ <br /> acre. <br /> <br />3. Stoplights and wider existing streets would be necessary. <br /> <br />C. Through street cannot be constructed without causing a traffic problem <br /> on Highway 5 or Highway 47. <br /> <br />D. The concentration of low cost multi-family dwellings may not be <br /> attractive at the entrance to our City. <br /> <br />Additional Comments: <br /> <br />A. Flintwood I residents were under the impression that Flintwood II would <br /> be developed similar to Flintwood I (i.e. 1 acre lots). <br /> <br />1. Many present Flintwood I residents would not have purchased homes <br /> there if the subject proposal was planned. <br /> <br />B. Flintwood II and development south of Hwy 116 in Anoka should be done <br /> in harmony with the present Flintwood I residential area. <br /> <br />1. Anoka should be persuaded if necessary to be a good neighbor. <br /> <br />I <br />I <br /> <br />2. New development Should not be a hardship for Ramsey residents. <br /> <br />The City Council is urged to consider the wishes of it's present <br />residents in making its development plans. <br /> <br />C/November 22, 1983 <br /> Page 13 of 21 <br /> <br /> <br />
