Application of standards. Architectural standards may be applied to all types of residential devel°pment, a <br />certain type of residential development (such as multifamily), or through a voluntary process. As they are <br />written, the proposed standards would apply to all development in the R-2 and R-3 Residential Zoning <br />Districts. <br /> <br />Below are some of the benefits and drawbacks to implementing architectural standards: <br /> <br />Benefits <br /> <br />Durability of design over time <br />Community input into design/development process <br />May mean smoother development approval process in the long run <br />Property value stability/appreciation <br />Join an increasing number of communities enforcing architectural standards <br /> <br />Drawbacks <br />· :' Higher hard costs <br /> <br />· :. Should property owners be prohibited from changing <br />features approved through site plan review? <br /> <br />Recommendation: <br /> <br />Staff is looking for suggested changes from Council on the proposed standards.
