The developer would not be interested in developing if he wasn't <br />confident of it's selling ability. <br /> <br />Mr. Schnelle agreed with Mr. Deemer's comments regarding Shorewood's situation. <br />Mr. Schnelle stated that newspaper articles were misleading; Shorewood did not <br />have a complete comprehensive plan at the time of trunk installation. <br /> <br />Commissi6ner Deemer pointed out that development of Ramsey's and Anoka's <br />industrial parks will have an affect on the demand for this type of housing <br />in the area. <br /> <br />Mr. Data stated that he has heard the argument that multiple dwellings will <br />not sell well in this area because there is no public transportation available. <br /> <br />Commissioner Deemer pointed out that a lot of people are buying in Coon Rapids <br />where there is no public transportation agailable; it is possible that the <br />route serving Ferry Street could be adjusted to serve Flintwood II. <br /> <br />Mr. Carson noted that it is more economical to build'and live in Ramsey than <br />in western suburbs. <br /> <br />Commissioner Deemer stated that the developer would be allowed to develop <br />12-14 single dwellings on that portion abutting Flintwood I. <br /> <br />Mr. Ralph Hendrikson expressed again his desire for the developer to go with <br />6 quads instead of 8. <br /> <br />Mr. Art Raudio - Stated that he does not own interest in proposed PUD, but does <br />own land across the street that he wants to develop. Stated he has developed <br />similar to this in Coon Rapids and density does decrease by 20% when developing <br />with quads rather than duplexes. <br /> <br />Mr. Ra~p~ Hendrikson stated that Coon Rapids should not be compared to Ramsey, <br />single dwelling residences are already close together in that City, Flintwood <br />I is requesting a gradual transition to high density. <br /> <br />Mrs. Hendrikson stated that if families moving into Flintwood II have as few <br />children as anticipated, maybe the tot lot can be deleted from the plans and <br />that extra space used to spread the buildings further apart. <br /> <br />Mr. Carson noted that the developer is going to request that the 15 acres <br />previously dedicated to the City be credited towards the 20% open space <br />requirement of PUD. <br /> <br />The Planning and Zoning Commission prepared the following findings of fact: <br /> <br />1. That the applicant has properly applied for a Planned Unit Development <br /> permit. <br /> <br />5 <br /> <br />That the applicant appeared before the Planning and Zoning Commission for <br />a public hearing pursuant to the City Zoning Ordinance on November 29, <br />1983.
