Ramsey City Planning Board -4- August

4. Section 170. 013D (5)

States that in the Residential District on unsewered
lots that the river setback shall be:
_
"35 feet from the bluff hne or 200 feet from the
n~ichever is greater"

Minimum sized lot will be 2.5 acres, and
~ shall be~t.

These lot provisions are of real concern to us, be-
cause of the acreage lying to the east (right) of Tract B,
R. L.S. #53 (along the river) and south of 139th Lane.
Tract "B" was sold in the early 1960's with its legal
access over the roadway identified as 139th Lane.

This acreage (south of 139th) is around 3.5 acres with
frontage of approximately 575.0 feet. According to the
proposed regulations, this acreage could be developed
to no more than one lot. Also because of its shallow
shape, the 200.0 foot required Setback would make
house placement on this site very difficult.

I have been assured in my previous meetings with this
Board and the City Co~mcil'that a variance would be
worked out for us for this tract, yet there is no provi-
sion for a variance for hardship in this ordinance.

We believe that this tract whose boundaries
were
es.-,
tablished prior to the Critical Rivers legislation~b~
treated much as a dwelling already built too Close to
the river. We ask that we be allowed to develop two
unsewered lots on this tract and be allowed to locate
the houses closer than 200.0 feet to the river.

Thank you for your patience with our concerns.
ry truly yours,

mes M.
