5. ~'he home occupation shall not create excessive automobile <br />traffic within the neighborhood. Off-street parking may be a require- <br />ment if so determined by the planning commission and city council as <br />a result of the conditional use permit process. <br /> <br /> 6. The person desiring to carry on the home occupation shall <br />make applicatio, for and obtain a conditional use permit from the city. <br />The condition~ use permit application shall be processed iq accordance <br />with the procedures of Section 170.016 of this chapter. <br /> <br />170.014F b~BI[,~ <br /> <br />Mobile homes shall be permitted only in mobile home parks which meal <br />the requirements of Chapter 170.02, <br /> <br />170.014(; PLANNI/.D UN1T DEVEI,OP~IENT <br /> <br />To help encourage a more creative approach to the use of lan~, depart- <br />ures from this chapter may be granted by the city council in P~a~ned <br />Unit Developme,[ Districts designated on the official zoning map, Per- <br />mission to dev~l, op specific parcels of land under the provisions which <br />follow shall be'binding on all construction. Any proposed change in <br />the development plan ali:er approval by the city council shall be resob- <br />mi. tted for co,slderation. The land uae, minimum lot area, yard, height <br />and accessory uses determined by the planned unit development require- <br />ments shall provail over conflicting requirements listed elsewhere <br />within this code, <br /> <br /> PPd~LI, lqlNARY DEVELOPMENT PLAN PROCEDURE <br /> <br />An applicant fei a planned unit development shall submit q preliminary <br />development plao to the zoning officer with a written statement and a <br />certified check or money order in an amount to cover all the costs <br />incurred in checking and processing such plans. <br /> <br /> 1, Within sixty (60) days after the filing of [he preliminary <br />plan with the zoning officer, the planning commission shall forward the <br />plan to the city council with a written report recommending that the <br />plan be disapproved, approved, or approved with modifications, stating <br />the reasons for these recommendations. <br /> <br /> 2. Within forty-five (45) days after the receipt of the <br />application by ~he city conncil, a public hearing shall be held by <br />the city council on the application. The city council may continuo <br />the hearing or [efer the matter back to the planning commission for <br />further study; provided, however, that the public hearing or hearings <br />shall be concluded within forty-five (45) days after the date of the <br />first public hearing, unless the applicant shall consent in writing to <br />an extension of;the time. Upon conclusions of all hearings, ~he city <br />council shall within thirty (30) days make and file findings and cause <br />a copy thereof go be mailed to the applicant. <br /> <br /> 3. IB the event tentative approval is granted subject to <br />conditions, the applicant shall, within forty-five {45) days after <br />receiving a copy of the findings of the city council, notify ~he <br /> <br /> <br />
