The plan will not create an excessive burden on parks, <br />schools, streets and other public facilities and utilities which serve~ <br />or are proposed tQ serve, tt~e planned development. <br /> <br /> 6. The p;anned development will not have mn undue and <br />adverse impact on ~he reasonable enjoyment of neighboring property. <br /> <br />ZONIN(; <br /> <br />Once the proposed plan has been approved, the planning commission shall <br />propose an amendmen[ to the zoning map for action by the city council, <br />as outlined in Section 17ff0/9 of this chapter. The planned unit develop- <br />ment shall be outlined on the official zoning map ~nd labeled P.U.D. <br /> <br />ANNUAl, RI:VI ElY <br /> <br />The planning commls~lo.n shall review all Planned Unit Development districts <br />within the city at ~east once each year and shall make a report to the <br />~.~ty council on the status of the development in each of the Pla, ned Unit <br />Dev~lopme~t distrlcgs. If the city council finds that development bas not <br />occ'~rred within a reasonable time after the original approval, the city <br />council may lnstru~;~ the planning commission to initiate rezonlng to the <br />original zoning dls~rict by removing the Planned Unit Development distric~ <br />from the official zoning map. <br /> <br />170.0141t SCI~:,EN IN~i <br /> <br /> 1. Wherm any business or industrial use (structure, parking <br />oF storage) is adjacent to property zoned or developed for residential <br />qse, that business pr industry shall provide screening along the bound- <br />~ry of tile residential property. Screening shall also be provided <br />where a business, parking lot or industry is across the street fro~ <br />a residential zone, but not on that side of a business or industry <br />considered to be the front. <br /> <br />2, All egterior storage shall be screened. The exceptions <br /> <br />a. Merchandise being displayed for sale; <br />b. Materials and equipment presently being used for <br /> construction on the premises; <br />c. Merchandise located on service station pump islands, <br /> <br /> 3. The screening shall consist of plantings and ~andscaplng, <br />or a combination of plantings, landscaping and fencing, as approved by <br />tbs planning commission. A]I plantings and fencing shall be placed a <br />~inimum of fifteen ~15) feet from the street. However, in no event <br />~hall the plantings'or fencing be placed on public right-Qf-Way. The <br />plantings may be placed on the property line and the fencing may be <br />~onstrocted within live (5) feet of the property line. <br /> <br />4. The applicant shall provide to the planning commission <br />detailed schematic drawing of his screening proposal, which drawing <br />'~hall show the appropriate dimensions, types and sizes of the proposed <br /> ~encing, landscaping, and plantings. <br /> <br /> <br />
