ZONIN(; Once the proposed plan has been approved, the planning commission shall propose an amendmen[ to the zoning map for action by the city council, as outlined in Section 17ff0/9 of this chapter. ANNUAl, RI:VI ElY The planning commls~lo.n shall review all Planned Unit Development districts within the city at ~east once each year and shall make a report to the ~.~ty council on the status of the development in each of the Pla, ned Unit Dev~lopme~t distrlcgs. If the city council finds that development bas not occ'~rred within a reasonable time after the original approval, the city council may lnstru~;~ the planning commission to initiate rezonlng to the original zoning dls~rict by removing the Planned Unit Development distric~ from the official zoning map. 170.0141t SCI~:,EN IN~i 1. Wherm any business or industrial use (structure, parking oF storage) is adjacent to property zoned or developed for residential qse, that business pr industry shall provide screening along the bound- ~ry of tile residential property. Screening shall also be provided where a business, parking lot or industry is across the street fro~ a residential zone, but not on that side of a business or industry considered to be the front. 2, All egterior storage shall be screened. The exceptions a. Merchandise being displayed for sale; b. Materials and equipment presently being used for construction on the premises; c. Merchandise located on service station pump islands, 3. The screening shall consist of plantings and ~andscaplng, or a combination of plantings, landscaping and fencing, as approved by tbs planning commission. A]I plantings and fencing shall be placed a ~inimum of fifteen ~15) feet from the street. However, in no event ~hall the plantings'or fencing be placed on public right-Qf-Way. The plantings may be placed on the property line and the fencing may be ~onstrocted within live (5) feet of the property line. 4. The applicant shall provide to the planning commission detailed schematic drawing of his screening proposal, which drawing '~hall show the appropriate dimensions, types and sizes of the proposed ~encing, landscaping, and plantings.
