LOCATION <br /> <br /> The Planned Unit Development location sits Immediately West of Trunk <br /> <br />Highway ~7, between Industry Avenue and County ~5. This site is largely bordered <br />by Trunk Highway ~7 on the E~st, and Flintwood Hills 1st Addition, on the West. <br />The entire site comprises approximately ~9.9 Acres of privately held land which <br />the owners have been trying to develop in one form or another for the past 6 years. <br /> <br /> The types of Buildings proposed to be constructed upon the attached Pre- <br />liminary Plat are as follows. <br /> <br /> PHASE I - 206 UNITS <br /> <br /> Five (5) Buildings of 8 Units Each a total of ~0 Units, bordering the <br /> <br />proposed MSA Road to the South-Westerly part of the Project abutting Flintwood <br /> <br />Hills. <br /> <br /> 27 Buildings of ~ Units Each a total of 108 Units bordering the proposed <br /> <br />MSA Road to the Northwesterly Part of the Project and the Easterly side of the proposed <br />MSA Road. <br /> <br /> 26 Single Family Dwelling Units and 12 Zero Lot Line Duplexes in the core or <br />center Area of the Project a Total of 38 Units, which will enable us to save the trees <br />and maintain the integrity of the Project. <br /> <br /> 4 Buildings consisting of 20 Units of Row Housing abutting the proposed MSA <br /> Road to the East. <br /> <br /> PHASE II - 139 UNITS <br /> <br /> 136 Units of Multiple type housing, 2 Units, 8 Units and possibly larger <br />buildings. <br /> <br /> 3 Commercial Lots one (1) on ~47 and Two (2) on Industrial Blvd. In the <br /> future these Commercial Lots, in all liklihood will be built upon and used to supply <br /> services to the Flintwood Projects such as a Grocery Store, Hard~are, etc. <br /> RECREATION <br /> <br /> It is the Developers intent to set ~side land within the Project for Tot-Lots, <br /> Hiking and Biking t~ils which would be operated by the Homeowners Associations~ also <br /> consider.~tion is be..ng given to Developing a small Recreation Area for GeneraC <br /> <br /> -2-- <br /> <br /> <br />
