The Developed Land will be sold for construction purposes to local builders in the North Suburban Area in Groups which will provide a Diversity of Housing styles and price ranges. PHASE I ! I Upon approval of the Proposed PUD the following Schedule will be established. January 1~ 1984 Jan. - March, 1984 April and May, 1984 June, 1984 - Approval of PUD. - Construction of the Main Sewer Line to the Project. - Install Sewer, Water and Storm Sewer. - Grade Streets~ Install Curb and Pave. I I PHASE II Improvements will follow the same Schedule but a Secondary Plan would be submitted for review with a density of 1~9 Units of which ~ are Commercial Lots. MUNICIPAL PARTICIPATION The City will be requested to sell G.O. Bonds to provide the necessary I I financing for the Development of the Project. The Developer in turn will provide the required security as agreed upon and outlined by the City. IMPLEMENTATION I I I Implementation of the Planned Unit Development takes place with the approval of a preliminary plan, which would be, in essence~ concept approval of the ~u~itten portion of the plan. In addition, concept approval of the schematic drawing is entailed in the preliminary stage. The Planning Commission is to make recommendations to the City Council I I I regarding the preliminary plan. The Planning C~ission is to hold a public hearing and recommend approval or rejection of the plan and the Re-zoning under PUD.
