DEVELOPERS <br /> <br /> The Development is owned by NDH, Inc., a Minnesota Corporation, there is <br /> <br />I <br />I <br />I <br /> <br />a possibility that a Joint Venture Partnership may be formed in the future. The <br />Developed Land will be sold for construction purposes to local builders in the <br />North Suburban Area in Groups which will provide a Diversity of Housing styles and <br />price ranges. <br /> <br />PHASE I <br /> <br />! <br />I <br /> <br />Upon approval of the Proposed PUD the following Schedule will be established. <br /> <br />January 1~ 1984 <br />Jan. - March, 1984 <br />April and May, 1984 <br />June, 1984 <br /> <br />- Approval of PUD. <br />- Construction of the Main Sewer Line to the Project. <br />- Install Sewer, Water and Storm Sewer. <br />- Grade Streets~ Install Curb and Pave. <br /> <br />I <br />I <br /> <br />PHASE II <br /> <br /> Improvements will follow the same Schedule but a Secondary Plan would be <br />submitted for review with a density of 1~9 Units of which ~ are Commercial Lots. <br /> <br />MUNICIPAL PARTICIPATION <br /> <br /> The City will be requested to sell G.O. Bonds to provide the necessary <br /> <br />I <br />I <br /> <br />financing for the Development of the Project. The Developer in turn will provide <br />the required security as agreed upon and outlined by the City. <br /> <br />IMPLEMENTATION <br /> <br />I <br />I <br />I <br /> <br /> Implementation of the Planned Unit Development takes place with the approval <br />of a preliminary plan, which would be, in essence~ concept approval of the ~u~itten <br />portion of the plan. In addition, concept approval of the schematic drawing is <br />entailed in the preliminary stage. <br /> <br /> The Planning Commission is to make recommendations to the City Council <br /> <br />I <br />I <br />I <br /> <br />regarding the preliminary plan. The Planning C~ission is to hold a public hearing <br />and recommend approval or rejection of the plan and the Re-zoning under PUD. <br /> <br /> <br />
