We offer the <br />following comments: <br /> <br />General: The site plan proposes to construct an addition to the Superbowl bowling alley and <br />'increase the number of paved off-street parking spaces. <br /> <br />Zoning: The site is zoned B-2 Highway Business and the use of the proposed addition is' <br />consistent with the B-2 Zoning Distr/ct. <br /> <br />Access: The property currently has one access on Ebony Street N.W., two accesses onto' <br />Riverdale Drive N.W. and one access onto Dolomite Street N.W.. The addition will not require <br />any new accesses to public streets. <br /> <br />Building Size: The current size of the building is 26,085 square feet. The plan proposes to <br />construct an 8,632 square foot addition to the building. <br /> <br />Lot Coverage: The site is approximately 3.5 acres (151,770.5 square feet) in size and City Code <br />restricts building coverage to 35% of the lot area, or 53,120 square feet square feet in this case. <br />With the addition, the proposed building footprint is 34,718 square feet~ This equates to a lot <br />coverage of 22.9%. <br /> <br />Impervious Surface: The site is in the Critical and Wild and Scenic Privet Overlay District for <br />which there is a 30% impervious surface restriction. The current impervi0t~s surface dalculation <br />is 78%; the impervious surface calculation will increase to 86% w/th the proposed addition of <br />structure and pavement. In accordance with City Code, a variance is being processed. <br /> <br /> <br />
