Code <br />requires a 50-thor bufferyard between the uses wi.th a 30% increase in plantings. ,dJternatively, a <br />100% opaque fence may be installed, with a 10% reduction in the minimum number of plantings. <br />The residential bt to the southeast was planed and developed by a ~brmer owner of Superbowl. <br />At that time, the City, Council approved the residential lot with a requirement for a 6-foot wood <br />privacy fence on :he common boundary with the bowling alley. That fence was installed and is <br />in good condition. [t is Sta~'s opinion that the existing situation is [awful non-confbrming. <br /> <br />Waste Storage Area: Cit./ Code requires that all solid waste and refuse receptacles be stored <br />wi~in a completely screened structure or container. Tee site plan does not identi~ an enclosed <br />wamte storage area. The site plan mus~: be modified to identify, the location of the waste storage <br />enclosure and the consn-ucrion mater/als. <br /> <br />Lighting: No exterior lighting appears to be proposed. Lfexterior lighting is anticipated, the site <br />pian should be modi~ed accordingly a~nd fixture specifications should be subm_irted to the City to <br />ensure compliance wi~ its commercial lighting standards. <br /> <br />R.EU Number: The R_EU number for t2~is site will be increased in proportion to the expanded <br />impervious sur~hce. The applicant may wish to apply for a storrnwater credit ~br which is may be <br />eligible due to ~e ponding provided. <br /> <br />The Rarnsey PlaraSng Commission Mil be meeting to review the proposed site plan on <br />Thursday, April l, 2004, at 7:00pm at the Ramsey Fire Station ~ located at 15050 Armstrong <br />Blvd..
