6. That upon construction of the addition, the principal dwelling will be located 34 feet from the <br /> front property line. <br /> <br />That there are notable limitations to the Subject Property that do not allow for the proposed <br />addition to be constructed in a manor to comply with City Code; namely, an existing <br />detached garage, an inground pool, the septic tank and drain field, and existing mature trees <br />all located in close proximity to the principal dwelling. <br /> <br />That the Applicant's desire to expand their existing kitchen, dinning room, and entryway <br />living space and the proposed 16-foot addition is the minimum amount of space needed in <br />order to achieve adequate living area. <br /> <br />That in the event city services would be extended to this the subject area in the future, the <br />principal dwelling would meet the 30 foot front yard setback established in the R-1 Single <br />Family MUSA District. <br /> <br />10. That the variance requested is the minimum variance that would alleviate the hardship. <br /> <br />11. That if granted, the variance will/will not impair an adequate supply of light and air to <br /> adjacent property. <br /> <br />i2. That if granted, the variance will/will not unreasonably increase the congestion in the public <br /> street. <br /> <br />13. That if granted, the variance will/will not increase the danger of fire or endanger the public <br /> safety. <br /> <br />14. That if granted, the variance will/will not unreasonably diminish property values in the <br /> neighborhood. <br /> <br />15. That if granted, the variance will/will not violate the intent of the Comprehensive Plan. <br /> <br />16.
