CASE # / <br /> <br />PUBLIC I'tE~NG <br /> <br />REQUEST FOR A VARIANCE TO THE FRONT YARD SETBACK IN ORDER TO <br />CONSTRUCT AN ADDITION ONTO AN EXISITING PRINCIPAL STRUCTURE; <br />CASE OF CHRIS AND ANN LAMPRECHT. <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Chris and Ann Lamprecht live at 17060 Bison Street and they would like to construct an addition <br />onto their existing home in order to expand their kitchen, dining room, and front entryway area. <br />Section 9.20.11 of Ramsey City Code establishes a 40 foot front yard setback for all structures. <br />Mr. and Mrs. Lamprecht are proposing to construct an addition that would encroach into the front <br />yard setback and therefore have applied for a variance to the front yard setback requirement. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site layout <br />c) Proposed Findings of Fact <br />d) Proposed Resolution <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to send notification of the variance request and <br />public hearing to all owners of property within 350 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The subject parcel is approximately 1.2 acres in size and is zoned R-1 Single Family Residential <br />and is located within the Rural Developing area. The subject property posses several constraints <br />that limit the applicant's options to locate an addition in a manor that would meet the setbacks <br />established in City Code. The principal dwelling is located in close proximity to a detached <br />garage, in-ground pool, septic tank and drain field, and mature trees (see attached site layout). <br /> <br />The proposed addition would encroach 6 feet into the 40-foot front yard setback requirement. <br />Upon construction of the addition, the closest point of the principal structure would be located 34 <br />feet from the front property line'. The proposed addition would not adversely affect any <br />surrounding neighborhoods frOnt yard 'site line. The subject property is 16cared adjacent to a <br />vacant parcel to the south and a significantly larger parcel to the north that contains a house that <br />is situated behind the applicant's house. <br /> <br /> <br />
