Recommendation: <br /> <br />The applicant's have explored other options to adequately enhance their living area and still meet <br />City Code requirements. Due to the location of mature trees, septic tank and drain field, in <br />Found pool, and a detached garage the applicants are in a situation where the proposed location <br />of the addition appears to be the best option that results in the least amount of needed variance. <br />City staff supports the requested variance due to the constraints stated above and the fact that the <br />addition will not obstruct any surrounding neighbors current view. <br /> <br />It should be noted that the addition to the principal structure would still meet the 30 foot setback <br />that is established in the R-1 Single Family Residential MUSA in the event city services would <br />be extended to the area in the future. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #04-04- adopting Findings of Fact # relating to Mr. and <br />Mrs. Lamprecht's request tbr a variance to the front yard setback on the property located at17060 <br />Bison Street. <br /> <br />4and- <br /> <br />Motion to approve Mr. and Mrs. Lamprecht's request for a variance to the front yard setback on <br />the property, located at 17060 Bison Street based on the findings of fact, and adopt Resolution <br />#03-1- declaring terms of the variance. <br /> <br />-or~ <br /> <br />Motion to deny Mr. and Mrs. Lamprecht's request for a variance, based on the findings of fact. <br /> <br />Reviewed by: <br />Assistant Community Development Director <br /> <br />BOA: 4/1/04 <br /> <br /> <br />
