B. City will consider a request by Developer for an Environmental Permit <br /> for the Rough Grading of an extension of 153rd Ave. across <br /> Developer's property. <br /> <br />C. City will consider the Site Plan for developing land in the <br /> industrially zoned area of Ramsey. <br /> <br />VII, Developer Obligations. <br /> <br /> A. Developer will submit for consideration all proper requests and <br /> documentation as required by Ordinance and Law. <br /> <br />B. Developer will make proper and timely requests of other Agencies to <br /> facilitate the review and approval of the Project° <br /> <br />C. If the following conditions are met, <br /> <br /> - The City does not take legal action.to prohibit the verticle <br /> expansion of the landfill or the construction of a ski hill <br /> recreational facility. <br /> <br />- The City approves all requests listed in Section VI of this <br /> outline, <br /> <br />- Vertical Expansion of the Landfill is granted. <br /> <br />- An operational ski hill recreational facility located on the <br /> slopes of the landfill is approved. <br /> <br />- The extension of 153rd Ave. is approved. <br /> <br />--The ski hill facility can be operated at least . .. months out of five years. <br /> <br />- The Developer can obtain insurance at a reasonable cost to <br /> operate a ski hill facility, <br /> <br />- The Developer is able to enter into an agreement with an operator ..... <br /> for the ski hill facility.at reasonable costs. <br /> <br />- The City enters into an agreement with the Developer to subsidize <br /> the operation of the ski hill facility if the revenues do not <br /> exceed the operating expenses and Developer is not in agreement <br /> with operating ski facility, <br /> <br />the De~veloper will: <br /> <br />1. Prior to closure of the landfill, construct all necessary <br /> environmental controls to assure the viable use of the landfill <br /> slopes as a ski hill. <br /> <br />2. The vertical expansion, capping and revegetation of the <br /> recreational parcel will be completed by 0c~ober 1, 1990o <br /> <br /> OO <br />By October 31, 1..1, Developer will construct a tow rope, <br />sq. ft. of paved parking area and a (. sq. ft.) warming house to <br />serve the ski hill facility. <br /> <br /> <br />
