City of Ramsey <br /> <br />15153 NOW'THEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 ,, 1612) 427-1410 <br /> <br />December 28, 1992 <br /> <br />A1 Harp <br />AMSCO <br />14021 Azurite St. N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Review of Site Plan for expansion of AMSCO facility <br /> <br />We have received the Site Plan for the expansion of the AMSCO facility that was drawn by <br />Graphic Design, dated received by the City on December 15, I992, and consisting of three (3) <br />sheets. The expansion of AMSCO is proposed to consist of a 1,200 square foot office area and a <br />1,600 square foot cold storage area. We offer the following comments: <br /> <br />2;oning: The subject property is zoned Industrial and is approximately 1 acre in size. The <br />certificate of survey that was submitted reflected that the subject parcel was one lot with the <br />lot to the south for a total of 2.65 acres. According to the County half-sections, these are <br />two separate parcels. The certificate of survey should be corrected or ff AMSCO has taken <br />ownership of the lot to the south, they could do a lot combination at Anoka County to <br />combine the lots into one. The surrounding parcels are also zoned Industrial. <br /> <br />Lot q;overag¢: City Code limits lot coverage to 35% of the lot area. The subject property is <br />44,000 square feet in size; lot coverage would be limited to 15,400 square feet. The <br />existing structure is 3,200 square feet; the proposed addition is 2,800 square feet4 the total <br />amount of structure space proposed for the property with the expansion is 6,000 square. <br /> <br />Setbacks: The proposed additions to the facility more than adequately meet the front, rear <br />and side yard setbacks for the Industrial district, <br /> <br />Off Street Parking.Spaces: C/ty Code requires t parking space for each of the 5 <br />employees on the maximum working shift. The site plan indicates that there are 5 parking <br />stalls, one of which is designated for handicap use. Although it is not specifically required, <br />some additional parking should be provided for customers. There is sufficient area on the <br />parcel to accommodate the additional parking. Staff would recommend extending the <br />pavement by 20 feet to the north. This would provide three or four spaces and would also <br />provide better access to the northern overhead bay. <br /> <br />Site Acc¢,~s: The site receives access from a non-public, unimproved section of what <br />would be Azurite Street N.W. This street section has been maintained by the City for <br />approximately 10 years; it has not been accepted as a City street because it has no: been <br />improved to City standards. City Staff recommends that the development permit drafted <br />for AMSCO's expansion obligate the permittee to participate in any petition for street <br />improvements to Azurite. <br /> <br />Design of DrivCw~.y.,_. Off-Street Parking Area and LoaOing Facilities: City Code requires <br />that off-street parking areas, driveways and loading areas be surfaced with concrete or <br /> <br /> <br />
