As requested in your letter of July 22, 1993, I have
provided additional information on the three sites located in the City of Ramsey as follows:

Site .1

This site is a total of 77.9 acres of buildable property with no protected wetlands located on the
property. As Figure A shows, the site is currently served.on two sides by 9-ton county roads.
This property is also proposed to be served by McKinley Street N.W., following the proposed
alignment on Figure 1. This alignment may be adjusted to fit the needs of the facility. The
construction of McKinley Su-eet N.W. is currently scheduled for 1994-95. This road will also be
consu-ucted to a 9-ton standard_

The entire area of Site 1 is currendy located in a Tax Increment Financing (TIF) District. This
allows for the City to participate in the cost of certain types of site improvements. The type of
improvements which are allowed for Economic Development Authority (lEDA) participation are
listed on the Project Financing Guidelines (attached).

In addition to the information shown on Table A, the City has contacted the property owners for
this area, and the asking price is currently $10,000 per acre.

Site 2

This site is a total of 150 acres with approximately 34 &bres being a protected wetland, leaving 115
acres for development. This area was the location of the Gateway North Industrial Airport until
1991, so the terrain would require limited site preparation. This site is also served by two, 9-ton
roads (Ramsey Boulevard N.W. and County Road #116). '..

This site is not currently located in a TIF District as shown on Table A. However, the EDA may
be able to offer similar assistance for the site preparation work and other improvements listed in the
attached Project Financing Guidelines.
