In addition to the information shown on Table A, the City has <br />contacted the present property owners and they have indicated a price of $5,000 to $10,000 per <br />acre, depending upon the exact location of the f~ility. <br /> <br />Site 3 <br /> <br />This site is composed of a total of 135.0 acres of which all would be level buildable area. It is <br />served by County Road #56 (Ramsey Boulevard N.W.) along its eastern border. Anoka County <br />has proposed the extension of County Road #116 (Industry Boulevard N.W.) along the northern <br />edge of the site (as shown on Figure 3) allowing it to have access from two, 9-ton roads. Them is <br />also a proposed fiver crossing planned for the right-of-way acquired on Outlots B and E of Tooth <br />Acres (as shown on Figure 3). This alignment, as with the proposed McKinley Street alignment, <br />can be adjusted to facilitate the location of your facility. <br /> <br />As with Site 2, this area is not currently in a TEF district. However, the EDA may be able to <br />provide Financial participation in the site improvements listed in the attached Project Financing <br />GuideLines. This site also does not currently have city water and sewer, however, services are <br />proposed to be made available within the next two to three years. In addition to the information <br />listed on Table A, the City has attempted to contact the current owners and they have been <br />unavailable, however, the estimated price would be $5,000 to $10,000 per acre, depending upon <br />the exact location of the facility. <br /> <br />Table B shows a comparison of taxes for a business valued at $6,000,000 and $8,000,000 for <br />communities in Anoka County. As you will notice, the City of Ramsey has the second lowest rate <br />for Commercial/industrial taxes. <br /> <br />The City of Ramsey is also available to assist in additional site packaghng and site concept planning <br />should AEC be interested in these services. The City has also explored issues such as business <br />park development with industries complementary to AEC needs. The City would welcome the <br />oppommity to discuss this further, as you continue your site selection process. <br /> <br />I hope this ix~ormation answers any questions you have on the proposed relocation sites in the City <br />of Ramsey.
