The proposed subdivision is a replat of Lots 1-4, Block 1, Ramsey <br />Commons. We offer the following comments: <br /> <br />General; The property is zoned R-1 Urban Residential and is proposed to <br />be replaned into seven (7) single family urban residential lots. <br /> <br />Lot Sizes: The minimum lot area in the Urban District is 10,800 square <br />feet. The sketch plan did not indicate lot sizes; however, it appears that the <br />smallest lot is approximately 13,800 square feet while the largest is in <br />excess of 25,250 square feet. It is also noteworthy that portions of Lots 1, <br />2 and 3, as well as the proposed street, are-occupied by a wetland. The <br />amount of each lot which is above the final wetland designation should be <br />identified at the preliminary plat stage, as this should be a factor of interest <br />to the Planning Commission. <br /> <br />Lot Dimensions: The minimum frontage in the urban district is 80 feet. <br />The sketch plan did not indicate lot dimensions bur if the scale of 1 "=50 feet <br />is accurate, then it would appear that all of the lots will meet the 80 foot <br />width at the building setback line. <br /> <br />Streets. The lots in the plat will be served by a cul-de-sac extension of <br />148th Lane N.W. from Sunny Ponds to the east. The cul-de-sac length <br />does not exceed the 600 foot maximum allowed by City Code. No lots will <br />have access onto Nowthen Blvd. N.W. <br /> <br />o <br /> <br />U,tilities: This plat will be serviced by municipal sewer and waterrnain <br />and 148th Lane will be constructed to Cit)' standards. A petition for these <br />improvements needs to be submitted to the City; a form is enclosed for your <br />convenience. It would be highly desireable to loop the water distribution <br />system servicing the development to the south along Count), Road 4/5 to the <br />existing 12 inch pipe at Sunfish Lake Blvd. N.W. A park should be <br />dedicated between Lots 3 and 4 to accommodate this loop of utilities and <br />that wa), a trail could also be constructed between Lots 3 and 4 to provide <br />pedestrian access from the cul-de-sac to Count)' Road #5.
