The following positions have been taken by the Park and Recreation Commission and should be
considered when piarming Sunfish Square and all other fumm subdivisions:

· All subdivisions should submit a landscape plan (in accordance with City, Code).

Within the landscape plan, ail subdivisions will be required to demonstrate a tree
preservation plan and there shall be one, two-inch or larger, tree of an approved species
for each tot or equivalent thereof.

All urban subdivisions should have a sidewalk or similar transportation aspect on each
collector street.

In summation, it is the recommendation of the Park and Recreation Commission that construction
of transportation facilities needed as a result of the development of ne,.,,, subdivisions should not be
park dedication eligible; this includes sidewalks. Therefore, it is projected that the majcn"/ty of the
park dedication due for Sunfish Square will be in the form of cash unless, through negotiations
with Ci. ry Staff, it is determined that landscaping and beautification enhancements in conjunction
with the pedeswian arid bicycle facilities are desired. Also upon City StafFs determination would
be the use of park dedication for a site for a future water tower. If this is the case, consideration
should be given to incorporating the water tower site with the needed open space for the multi-
family dwellings and a possible tot tot. ~
