We offer <br />the foltowing comments: <br /> <br />_Zoning: The subject property is zoned R-1 Urban Residential and is permissible for <br />development w/th single family residential lots. <br /> <br />General: The site area is approxirnately 35.1 acres in size. The sketch plan reviewed <br />earl/er this year ori~nally proposed To develop the site with 58 single family homes. A <br />major element of concern at the rime of sketch plan review was the alignment of Sunfish <br />Lake Drive as a collector street. Proceeding to preliminary, plat approval was contingent <br />upon resolution of Sunfish Lake Drive. The preliminary plat submined for approval has <br />been scaled back ro eliminate the need to resolve Sunfish Lake Drive, proposes to plat 12 <br />single f~mUy lots, and reserves the remaining property as Outlot A for furore development. <br /> <br />Utilities: Development of the property will require the extension of streets, sewer and <br />water. The developer is proposing To accomplish these improvements as a private project <br />without financial participation on the part of the Cit-),. <br /> <br />Lgt Sizes and Dimensions: All of the lots are adjacent to Wetland 1 t4P (-Ramsey Terrace <br />Pond) for which the minimum lot size is 15,000 square feet above ordinary high water and <br />the minimum lot width at the water frontage is 75 feet. The structures on these lots will <br />also have to be able to meet a 50 foot setback from the ordinary high water mark. By the <br />information provided on the preHminm-y plat, it appears that all area and dimension <br />requirements have been met. Please note that front yard setbacks are to be 35 feet, not 30 <br />feet as shown on the preliminary plat. <br /> <br />Access to Lots: Loss 1 through 4 and 9 through 12 will be served by the extension of <br />Krypton St. N.W. from Wood Pond Hills into Chestnut Ridge. Lots 5 through 8 are <br />proposed to be served by a private driveway extending off the end of the Krypton Street cul- <br />de-sac, s~mitar to the method used in Chestnut Hill. It is City Staff position that the use of <br />the proposed private drive should be limited to situations where there is no other feasible <br />way to otherwise service a parcel. Private roadways would require City employees and <br />equipment to enter onto private lands for the maintenance of its water, storm sewer and <br /> <br /> <br />
