Xldmo Street should be developed with an 80 foot fight-of-way and constructed to MSA standards <br />because of the commercial development along it. In:reusing the r/gh~-of-way of Xkimo Sn'eet to <br />80 feet should eliminate the need for what is shown as Outlot B at the southeast comer of Lot 3, <br />Block 1. In addition, because of the mixture of residential and commercial uses, a sidewalk should <br />be constructed along Xkimo to keep the foot traffic off the mad. <br /> <br />Surface Water Management. The plat may be subject to a review by the Lower Rum River <br />Water Management Organization ('LRRWMO). The developer should communicate with City Staff <br />to initiate a review of the plat by the LRRWMO. <br /> <br />Wetland. The northern portion of the plat contains protected wetland #680 in the vicinity of <br />Ouflot A and Lots I through 3 of Block 3. The grading plan will have to delineate the wetland and <br />accordingly, the wefland should be shown as drainage easement on the plat. At the date of this <br />writing, DNR's verbal comments wm'e favorable; vmnen comments are forthcom/ng. <br /> <br />Park Dedication. As a result of a prior agreement with respect to River's Bend Park, this <br />particular ama has been exempted from any park dedication requirements. <br /> <br />Grading and Drainage Plans. At the date of this writing, the City had not yet receiv~ the <br />grading and drainage plans. Preliminary plat approval should be contingent upon receipt of these <br />plans. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, February 2, 1993 <br />to conduct the public hearing and consider the request for preliminary plat approval of River's <br />Bend 3rd Addition. We suggest that you, or your representative, be present at the meeting to <br />answer any questions hat may arise. <br /> <br />Please don't hesitate to call one of us if you have an3, question~.
