The applicant planted an excess of trees in this area in <br />lieu of the six foot berm. <br /> <br />That the conditional use permit issued in 1987 required the planting of a six foot tree screen <br />on the northern boundary of the property prior to any mining operations encroaching within <br />660 feet of the northern property boundary. The tree screen has not been planted, and the <br />mining operation has not encroached any closer that 660 feet to the northern property <br />boundary. <br /> <br />That there are other similar conditional use permits that have been approved by the City. <br /> <br />That since the issuance of this permit in 1987, the permit holder has removed <br />approximately ~ cubic yards of material. That the Applicant estimates that <br />cubic yards of material will be removed from the property over the three (3) year life of the <br />renewed conditional use permit. <br /> <br />That over the 3 year life of the renewed conditional use permit, the applicant estimates that <br />truck traffic will increase to the area by approximately ~ truck trips per month. <br /> <br />That the mining operation will increase the traffic to the subject property and surrounding <br />area. <br /> <br />That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons residing or working in the vicinity of the use or to the public welfare. <br /> <br />That the proposed use will/will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />That the proposed use will/will not be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity, and <br />that such use will/will not change the essential character of the area. <br /> <br />That the proposed use will/will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />That the proposed use will/will not be a substantial improvement to property in the <br />immediate vicinity and to the community as a whole. <br /> <br />That the proposed use will/will not be served adequately by public facilities and services <br />such as highways and streets. <br /> <br />That the proposed use will/will not create excessive additional requirements at public cost <br />for public facilities and services, and it will/will not be detrimental to the economic welfare <br />of the community. <br /> <br /> <br />
