The new plat is named <br />"Townhouses of Rum River Hills". Total acreage is 4.67 acres. <br /> <br /> The property is zoned PUD, and is served by 169th Avenue <br />N.W. A single private street will serve as a common access from <br />the townhouse sites. The property is well drained, elevated <br />above the surrounding golf course. <br /> <br /> The project is a part of an overall PUD, and would result in <br />an overall density of about 5.0 acres per unit. This is less <br />than the 2.8 acres per unit, if Outlot C were developed as <br />previously approved, which is for multiple family housing at up <br />to 10 units per acre. <br /> <br /> The PUD was exempted from park dedication requirements <br />because it involved construction of an 18-hole public golf <br />course. <br /> <br /> Letters explaining the background of this proposal, along <br />with copies of the sketch plan, were mailed to all houses within <br />350 feet, and the applicants have offered to meet with neighbors. <br />Several did call with questions. <br /> <br /> <br />
