City of Ramsey <br /> <br />15153NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 ~, (612) 427-1410 <br /> <br />Ma3' 24, 1993 <br /> <br />Dan Karst <br />Danny's Aluminum Processing, Inc. <br />14050 Basalt Street N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Request for site plan review for Danny's Tranny's facility on Lot 2 and 3, <br />Block 4, Gateway North Industrial Park Plat #2 <br /> <br />We have received the revised four (4) sheet set site plan drawn by Hakanson <br />Anderson Associates, dated 8/26/92 with revision dates of 8/27/92, 9/16/92 and <br />5/11/93 on sheet 2, revision date 8/27/92 on sheet 3, and revision date 4/22/93 on <br />sheet 4. We have also received the revised two (2) sheet set of architectural ptans <br />for your proposed structure on Lots 2 and 3, Block 4, Gateway North Industrial <br />Park Plat #2 drawn by Crraph/c Design Architects with revision dates 4/23/93 and <br />5/10/93. The facility is proposed to provide indoor space for the disassembly of <br />engines and transmissions wholesale sales of engine and transmission parts, and <br />equipment maintenance. We offer the following comments: <br /> <br />Zoning: The subject property is zoned Industrial for which disassembly of <br />engines and transmissions and wholesale operations is not a permitted use. <br />Accordingly, Mr. Karst has applied for a conditional use permit. <br /> <br />Lot Coverage: City Code limits lot coverage to 35%. The proposed size of <br />the structure has been reduced from your previous plan for 13,000 square <br />feet to 12,500 square feet, which represents approximately 16% of the total <br />area of Lots 2 and 3. <br /> <br />Building Elevation; CiD' Code requires the tim/shed floor elevation to be 18 <br />inches above the centerline of Basalt Street N.W. The proposed structure <br />elevation is approximately 27 inches above the road centerline. <br /> <br />Setbacks: The proposed location of the structure meets the 40 foot front <br />yard setback. Your previous plan required a.4 foot variance to the rear yard <br />setback; however, the reduction in the building size in your revised plan <br />results in the building also meeting the rear yard setback. The building is <br />still proposed to be located on the common lot lines between Lots 2 and 3. <br />City Staff recommends that approval to the zero lot line configuration be <br />granted. As a part of that lot combination, the drainage and utility <br />easements on the common boundary of Lots 2 and 3 should be vacated. <br /> <br /> <br />
