Staff will initiate this action upon stie plan approval to vacate the easement. <br />Costs incmved in the vacation of the easements will be charged to your site <br />plan escrow account. <br /> <br />Off Street Parking Spaces: City Code requires 1 parking space for each <br />employee on the maximum working shift; thc revised site plan indicates an <br />increase from 10 employees to 15 employees. Although the parking spaces <br />are not scaled off, it appears there is sufficient space for 15 parking spaces <br />in the employee parking area at the north end of Lot 3. Additionally, 7 <br />visitor parking spaces arc provided on thc south end of Lot 2, one of which <br />is designed for handicap use. There arc also 3 n-actor/trailer parking spaces <br />provided on thc north side of thc new structure. <br /> <br />L~t~g.]~: City Code requires loading facilities to be located at the rear <br />of the structure. The proposed structure does not have loading docks, but <br />there are 9 overhead doors proposed to be located on the north and south <br />sides of the building. In the opinion of City Staff, the placement of <br />overhead doors as proposed is reasonable because the north and south sides <br />of the building do not face Basalt Street and there is not sufficient <br />maneuvering area in the rear of the building. <br /> <br />Desig~ of Off-S~'eet Parking. Driveway and Loading Areas: City Code <br />requires that ail of these areas include curb and gutter and be surfaced with <br />concrete or asphalt. The site plan proposes to meet all of code <br />requirements, with the exception of the southernmost hard surface driveway <br />area of Lot 2. It is assumed that the curbing was eliminated from this area <br />so as not to hinder traffic flow between the new building and the aluminum <br />processing facility on Lot 1. (Note: It has been stated that aluminum <br />products derived fi-om the disassembly of engines and ~'ansmissions will be <br />transported to the aluminum melting operation on LOt 1.) <br /> <br />Utilities: The site is located within the Metropolitan Urban Service Area, <br />however, City sewer and water are unavailable at this time. The facility is <br />proposed to be served by an on-site sewage disposal system. The proposed <br />holding tank location has been revised from LOt 3 to Lot 2. The holding <br />tank will be a cement type which is appropriate for placement under the <br />pavement on Lot 2. The revised site plan has also eliminated the alternate <br />holding tank location on LOt 4. An alternate holding tank location must be <br />shown. <br /> <br />Landscaping/Screening: The previouslY proposed exterior storage area has <br />been eliminated and consequently, the ten foot high wood/metal fence for <br />screening purposes proposed along the east boundary of Lots 2 and 3 and <br />the north boundary of LOt 3 has also been eliminated. The requirement for <br />landscaping along the public street (Basalt Street) is proposed to consist of <br />six (6) Marshall Ash trees along the east boundary of Lots 2 and 3. The <br />proposed size of the trees to be planted is not indicated. City Code requires <br />that this landscaped area be a minimum of 20 feet in depth as measured from <br /> <br /> <br />
