CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL; CASE OF PARABODY <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Parabody is requesting site plan approval <br />office/manufacturing/warehousing facility at <br />items are enclosed for your information: <br /> <br />for their proposed expansion to their existing <br />14150 Sunfish Lake Blvd. N.W. The following <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Building plans <br />City Staff review letter dated May 27, 1993 <br /> <br />Observations: <br /> <br />The existing Parabody facility is 60,032 square feet in size; the proposed expansion is 69,888 <br />square feet. The expansion area would be used for warehousing purposes. The exterior facing <br />finish of the structure is proposed to be painted rock face concrete block, which is in compliance <br />with City Code architectural standards. <br /> <br />The proposal for the expansion is in compliance with City Code as it pertains to lot coverage, <br />setbacks, off-street parking, and landscaping. Although code only requires a minimum for <br />landscaping (establishment of turf) in side and rear yards, City Staff is suggesting that <br />consideration be given to the planting of conifer trees along the north and west property lines for <br />environmental masons. <br /> <br />In accordance with City Code requirements, all of the proposed parking areas and loading areas are <br />proposed to be surfaced with bituminous. All of the newly paved areas are proposed to be finished <br />with concrete curbing except the driveway to the west loading door. ff no additional expansions <br />are proposed to the west, then City Staff recommends that the west loading door drive also be <br />finished with concrete curb. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend that City Council approve the site plan for the Parabody expansion contingent <br />upon compliance with City Staff review letter dated May 27, 1993. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Engineer <br />Building Official <br />Parks/Utilities Coordinator <br /> <br /> <br />
