We offer the following comments: <br /> <br />Zoning: The subject property is zoned Industrial. To develop the property with a <br />combination of single family, multi-family and business will require a rezoning. <br /> <br />4 <br /> <br />General: The proposed plat consists of approximately 40 acres to be developed with <br />municipal water and sanitary sewer and subdivided into approximately 72 single family lots <br />with area reserved for development of multi-family units and a commercial business such <br />as a convenience store. It is our understanding that the existing asphalt company located on <br />the property would be relocated. <br /> <br />o <br /> <br />~-Ot Sizes and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, or 90 feet on comer lots, and the minimum lot area is 10,800 square feet. Cul-de- <br />sac lots must be 80 foot wide at the smacture setback tine. What has been received is a <br />sketch plan and the lot dimensions and areas are not shown; this information must be <br />provided on the preliminary plat. Additionally, it should be noted that in the preparation of <br />the preliminary plat, lots adjacent to Sunfish Lake Blvd. N.W. and County Road #116 will <br />have to be large enough to provide for a smacture setback of 110 feet from the thoroughfare <br />centerline or 50 feet from the property line, whichever is greater. <br /> <br />Access to Plat: Although the plat is bordered on two sides by two major thoroughfares, <br />only one access to County Road #116 (Industry Avenue) is shown. It is Staffs <br />recommendation that access also be planned onto Sunfish Lake Blvd., contingent upon <br />concurrence from the County Engineering Department. This access onto Sunfish Lake <br />Blvd. is very desirable as it would distribute traffic from this and adjacent subdivisions <br />more evenly and provide access to both County Road #116 and County Road #57. <br />Streets. Also, upon City Staffs recommendation, the plat has been designed with 143rd <br />Avenue N.W. as a through street into Cedar Hills 2nd Addition. This will require a minor <br />revision to the plat of Cedar Hills 2nd Addition, which Staff is pursuing. <br /> <br />o <br /> <br />Park Dedication. The proposed plat will have to be reviewed by the Park and Recreation <br />Commission. It is very likely that the park dedication will consist of a cash contribution <br />and possibly developing a pedestrian connection to Emerald Pond Park to the east. <br /> <br /> <br />
