City of Ramsey

15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

· (612) 427-1410

June 28, 1993

Sharon Wagner
6802 137thAvenue N.W.
Ramsey, MN 55303

Re: Sketch Plan Review; Sharon Lee Addition

Dear Ms. Wagnei':'

We have received your sketch plan for a minor subdivision proposed to be named Sharon Lee
Addition. The sketch plan consists of one sheet prepared by Hedlund Engineering dated received
by the City on June 18, 1993. We offer the following comments:

General; The property is zoned R-1 Urban Residential and the proposed subdivision is a
replat of Lot i, Block 6, Riverside West, into two (2) lots, one of which will contain the
existing home in the subject area.

Lot Sizes; Both of the lots in the proposed plat exceed the 20,000 square foot minimum
lot area requirement for riparian lots in the Critical River DistricL

Lot Dimensions: The minimum lot width at the building line and at the river frontage in
the Critical River District is 90 feet. Both of the tots exceed this requirement.

Structure Setbacks: The structure setback for lots in the Critical River District is 20 feet
from the bluff tine or 100 feet from the ordinary high water mark, whichever is greater. It
appears the new lot created will be able to provide a building pad that meets this
requirement.

Streets. The lots in the plat will be served by 137th Avenue N.W., which is currently an
improved street to City standards. However, since the westerly extension of I37th Avenue
N.W. into Rivenwick, the cul-de-sac configuration on the western half of the proposed
Sharon Lee Addition is no longer necessary. Staff is proceeding to vacate the 'eyebrow'
affecting the proposed Lot 1 and the costs incurred will be charged to the Sharon Lee
Addition subdivision escrow.

Utilities; This plat will be serviced by municipal sewer and watermain made available to
the property as a result of the Rivenwick development. In accordance with adopted City
policy, the cost of thc sewer and water improvements, to the extent as ff they would have
been assess, ed, will be due as a condition of the creation of the land subdivision.
