City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 · <br /> <br />(612) 427-1410 <br /> <br />June 29, 1993 <br /> <br />John Peterson <br />Good Value Homes <br />9445 East River Road N.W. <br />Coon Rapids, MN 55433 <br /> <br />Re: Sketch Plan Review; Chesmut Ridge <br /> <br />Dear Mr. Peterson: <br /> <br />We have received the sketch plan for Chestnut Ridge which consists of one sheet drawn by Char- <br />Mar Corporation dated received by the City on June 7, 1993. We offer the following comments: <br /> <br />Zoning: The subject property is zoned R-1 Urban Residential and is permissible for <br />development with single family residential lots. <br /> <br />Generi~t; The proposed plat consists of approximately 35 acres to be developed with <br />municipal water and sanitary sewer and subdivided into 58 single family tots. <br /> <br />L0~ Sizes and Dimension.~: The minimum tot width in the R-1 Urban Residential District is <br />80 feet, or 90 feet on comer lots, and the minimum lot area is 10,800 square feet. All of <br />the lots on Bock 1 and Lots 1 through 16 of Block 2 are adjacent to Wetland 114P (Ramsey <br />Terrace Pond) for which the minimum lot size is 15,000 square feet above ordinary high <br />water and the minimum lot width at the water frontage is 75 feet. The structures on these <br />tots wilt also have to be able to meet a 50 foot setback from the ordinary high water mark. <br />It is understood that the plan being reviewed is only the sketch stage and verification of <br />compliance with the above described requirements will have to be reflected on the <br />preliminary plat. <br /> <br />Access to Lots: All lots in the plat would be accessed by interior streets with the exception <br />of Lots 5 through 8 on Block 1 and Lots 6 through 9 on Block 2. These lots are proposed <br />to be served by a private driveway similar to the method used in Chestnut Hill when <br />developable area is restricted by wetlands. <br /> <br />Wetlands: DNR Wetland #114-P is located on the property. The ordinary high water level <br />(OHW) in indicated to be 858.0 feet. All land at or below the OHW is under DNR <br />jurisdiction and permits would be required for any alterations to the basin. No filling <br />would be allowed for the creation of upland without a wetland mitigation plan approved by <br />DNR. DNR has been provided with a copy of the sketch plan. <br /> <br />Streets: The plat has been designed with a through street from Chestnut Hill to the south <br />traversing to the north property boundary. As mentioned earlier, several lots are proposed <br />to be served by a private driveway because of the amount of developable property available <br />due to the wetland. <br /> <br /> <br />
