Location of Sunfish Lake Drive: A major element of concern relative to this plat is the accommodation of Sunfish Lake Drive as a collector street to serve these subdivisions. This proposed sketch plan will necessitate discussion of the roadway alignment of Sunfish Lake Drive. If it is routed north of Chesmut Ridge, it will cause the roadway to cross a narrow isthmus of protected wetland. Although this wetland is only forty (40) feet wide, the Department of Natural Resources would vigorously oppose filling. And in this particular case, the DNR could also argue that a reasonable alternate route exists to the south which would avoid the need for filling. Technical alternatives acceptable to DNR do exist which would allow the crossing of the wetland without filling, however, they would add substantial cost to constructing Sunfish Lake Drive. Staff would therefore recommend that the sketch plan not be approved until the location of Sunfish Lake Drive is approved by DNR. ~ Drainage issues will be addressed after the location of Sunfish Lake Drive is resolved. Utilities: The developer is proposing to install the public limprovements (su'eets, storm sewer, sewer and water) with no financial participation on the part of the City. 10. Park Dedication: Prior to preliminary plat approval, the plat will have to be reviewed by the Park and Recreation Commission. The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, July 6, 1993, to consider your request for sketch plan review of Chesmut Ridge.
