Location of Sunfish Lake Drive: A major element of concern relative to this plat is the <br />accommodation of Sunfish Lake Drive as a collector street to serve these subdivisions. <br />This proposed sketch plan will necessitate discussion of the roadway alignment of Sunfish <br />Lake Drive. If it is routed north of Chesmut Ridge, it will cause the roadway to cross a <br />narrow isthmus of protected wetland. Although this wetland is only forty (40) feet wide, <br />the Department of Natural Resources would vigorously oppose filling. And in this <br />particular case, the DNR could also argue that a reasonable alternate route exists to the <br />south which would avoid the need for filling. Technical alternatives acceptable to DNR do <br />exist which would allow the crossing of the wetland without filling, however, they would <br />add substantial cost to constructing Sunfish Lake Drive. Staff would therefore recommend <br />that the sketch plan not be approved until the location of Sunfish Lake Drive is approved by <br />DNR. <br /> <br />~ Drainage issues will be addressed after the location of Sunfish Lake Drive is <br />resolved. <br /> <br />Utilities: The developer is proposing to install the public limprovements (su'eets, storm <br />sewer, sewer and water) with no financial participation on the part of the City. <br /> <br />10. <br /> <br />Park Dedication: Prior to preliminary plat approval, the plat will have to be reviewed by the <br />Park and Recreation Commission. <br /> <br />The Planning and Zoning Commission will be meeting at 7:30 p.m. on Tuesday, July 6, 1993, to <br />consider your request for sketch plan review of Chesmut Ridge.
