Canaday Surveying, dated received by the City on September 8, 1993. <br />We offer the following comments: <br /> <br />~ The subject property is currently platted and recorded as Lots t0, 11, 12, a.nd <br />13 of Block 1, Non&fork Point Addition. It is our understanding that the well for the home <br />on what is currently Lot 11 was erroneously placed on Lot 12. The application for the <br />minor subdivision is for the purpose of shifting all the common property Lines so that the <br />well will be appropriately located on the lot it serves. <br /> <br />Lots Sizes and .Dimensions: In accordance with the approved Northfork P.U.D. <br />prelqminary plat, the minimum lot width is 160 feet, except for cul-de-sac lots, and the <br />minimum tot area is 1 acre. With the replat, all of the lots will ma~nta/n the lot size and <br />dimension standards for th_is Planned Unit Development. <br /> <br />Access: Access to the subject lots will continue to be from York Circle N.W. as <br />previously approved. <br /> <br />Park Dedication: There w/Il be no park dedication due on these lots as park dedication <br />requirements were sadsfied when these lots were previously platted as part of Northfork <br />Point. <br /> <br />])_r. lti2&g~: There will be no changes in the drainage patterns as a result of this <br />modification to the existing plat. <br /> <br />The Ram.~ey Plarm_ing and Zoning Commission will be meeting at 7:30 p.m on Tuesday, October <br />5, 1993 at the Ramsey Municipal Center, 15153 Nowthen Blv& N.W. to consider your request <br />for sketch plan approval of North.fork Point 2nd Add/don..'The proposed development agreement <br />is enclosed for your rev/ew. I strongly suggest that you, or.your representative, be present at the <br />meeting to answer any questions that may arise. If you have.any questions, please don't hesitate to <br />call me.
