Commissioner Deemer commented that the residents of the .2'5' acres north of this plat were <br />previously opposed to a sirrdla.r proposal with u.rbam density, He suggested relocating 143rd <br />Avenue N,W, further south in order to design cul.-de-,~tcs off of it to the north to reduce lot density <br />adjacent to Hunters Hill. <br /> <br />Jack Menk-veld, representing North Suburban Development, stated they did not oppose that change <br />but saw no benefit since the density of the plat would remain much the same, and Commissioner <br />Deemer explained that the configuration would be such that fewer lots would back up to Hunters <br />Hill. <br /> <br />Sharon Da.hlgren, 6328 143rd Lane N.W. - stated her lot in Hunters Hilt abuts tl'fis development <br />and would prefer the cul-de-sac configuration reducing the lot density adjacent to her lot. She also <br />inquired about the grading plan, and Ms. Frolik explained the grading plan is reviewed at the <br />preliminary pl~t stage. <br /> <br />Becky Lemke, 14361 Urarfium Street N.W, - inquired about who was responsible for the removal <br />of thc concrete buried in the ground on this property. <br /> <br />Mr. Menkveld explained that his purchase agreement w/th the owner, Tom Sauter, is contingent <br />upon Mr. Sautefs regrading the property and removing what is buried there. Mr. Menkveld added <br />that North Suburban Development will prepare and subrait a grading plan which must be approved <br />by thc City. <br /> <br />Motion by Commissioner Hendriksen and seconded by Commissioner Holland to approve the <br />sketch plan based on discussion and with modification as .discussed in the City Staff re¼ew letter <br />dated May 25, 1993, and to direct the developer m proceed to apply for preliminary plat approval <br />accordingly. <br /> <br />Motion carrieck Voting Yes: Cha/rperson Bawden, Commissioners t-tendriksen, Ho].]~.nd, Deemer <br />and La.Due. Absent: Commissioners Te..rry and Thorud. <br /> <br />Chairperson Bawden recessed the meeting at 9:08 p.m. <br /> <br />Chairperson Bawdcn called the meeting back to order at 9:20 p.m. <br /> <br />Case C~': Request to Rezone Certain Property from B-1 Business to R-1 <br /> Residential; case of Wayne Johnson, North Lake Properties <br /> <br />Zoning Administrator Frolik stated Wayne Johnson of North Lake Properties submitted an <br />application to rezone the property at the southwest comer of the intersection of Hwy. ~47 and <br />153rd Avenue N.W. from B-1 Business to R-1 Rural Residential. His intent is to develop the <br />property with single family urban residential lots when the property is brought into the MUSA, at <br />which time thc zoning would automatically change from R-1 Rural Residential to R-1 Urban <br />Resident/al. Ms. Frolik explained that the subject l:rroperty is part of an intersection that the City's <br />Comprehensive Plan has targeted for development with a neighborhood center, and it is the last <br />available major intersection along the Hwy. ~t47 mute that meets the objectives for a neighborhood <br />center in the urban area.
