We <br />offer the following comments: <br /> <br />Zoning: The subject property is zoned Industrial. To develop the property with a <br />combination of single family, multi-family and business will require a rezoning. Upon <br />approval of the preliminary plat, an application for rezoning should be initiated to rezone <br />the property accordingly. <br /> <br />Qcnerat: The proposed plat consists of approximately 40 acres to be developed with <br />municipal water and sanitary sewer and subdivided into a_ppmximately 69 single family <br />lots. Approximately 8.7 acres would be reserved for future development with multi-family <br />units and 1.2 acres for commercial businesses. It is intended that the existing asphalt <br />company located on the property would be relocated. <br /> <br />Lot $iz¢$. and Dimensions: The minimum lot width in the R-1 Urban Residential District is <br />80 feet, or 90 feet on comer lots, and the minimum lot area is 10,800 square feet. Cul-de- <br />sac lots must be 80 foot wide at the structure setback line. Ali of the single family <br />resident/al lots meet these requirements. Additionally, it should be noted that the lots <br />adjacent to Sunfish Lake Blvd. N.W. and County Road gl 16 appear to be large enough to <br />provide for a structure setback of 110 feet from the thoroughfare centerline or 50 feet from <br />the property line, whichever is greater. <br /> <br />o <br /> <br />A¢6¢SS tO Plat and Streets: At the time of sketch plan review, only one access to County <br />Road gl 16 (Industry Avenue) was shown. In accordance with the recommendation of City <br />Staff and the Planning and Zoning Commission, 'the plat has been redesigned to also <br />provide an outlet to County Road g57 (Sunfish Lake Blvd. N.W.). This access onto <br />Sunfish Lake Blvd. is very desirable as it would distribute traffic from this and adjacent <br />subdivisions more evenly and provide access to both County Road gl 16 and County Road <br />4/57. <br /> <br />The preliminary plat has been forwarded to the County Engineering Department for their <br />review and comment. The plat, as shown, would suggest that additional accesses onto <br />County Road g57 and County Road #116 will be required to service Lot 33 which is being <br /> <br /> <br />
