Chairperson Nixt advised they had a long conversation about colors and brick so they do not end <br />up getting 200 feet of uninterrupted siding. <br /> <br />Mr. Enger stated they are very proud of the Urban Townhomes, and they make very attractive <br />communities. He indicated one thing that makes them unique is that they can be built in four to <br />nine unit buildings, which creates diversity in the building styles. He stated Jamesburg units are <br />always on the ends, and the middle units step back. He indicated there are four different <br />exteriors a buyer may be allowed to pick, with options such as bay windows, gable roofs and <br />dormers, so it creates unique facades within the same building frame. He stated they would not <br />do a building without at least two faces of brick, or with all brick except two faces. He stated <br />they are very careful with color and how the units are composed, using a variety of colors <br />carefully throughout the development. <br /> <br />Motion by Commissioner Johnson, seconded by Commissioner Jeffrey to recommend that City <br />Council approve the preliminary plat of Rivenwick 4th Addition noting, the approved deviations <br />and contingent upon compliance with City Staff Review Letter dated March 5, 2004. <br /> <br />Further Discussion <br /> <br />Commissioner Van Scoy stated that on the Condos it looks like there are eleven foot setbacks, <br />when the standard is 25 feet. He indicated there is not a sidewalk on that side, but if the <br />developer decides to move the sidewalk he would also need to move the building. <br /> <br />Associate Planner Wald indicated the sidewalk would be in the right-of-way, so it would not <br />affect the setback. <br /> <br />Commissioner Van Scoy asked if the fire chief has reviewed the plan. <br /> <br />Associate Planner Wald stated he has, several times. <br /> <br />Commissioner Van Scoy asked if the City Engineer has also reviewed it, and does not find a <br />problem with clearing snow. <br /> <br />Associate Planner Wald indicated they have the right-of-way they need except for Unit 51, which <br />the developer has said he will adjust. <br /> <br />Commissioner Watson confirmed they would not see this plan again at the Planning Commission <br />level. <br /> <br />Associate Planner Wald indicated they would not, but she could bring it back for information if <br />the Planning Commission would like her to do so. <br /> <br />Chairperson Nixt stated if there are any major deviations from the issues discussed he would like <br />to see it again. <br /> <br />Planning Commission/March 11, 2004 <br /> Page 14 of 18 <br /> <br /> <br />
