The proposed developed is meeting the off-street parking, open space, townhouse size, and <br />architectural standards established in City Code. <br /> <br />Staff has engaged the services of SRF to complete a traffic generation analYsis and noise <br />mitigation recommendation. Staff anticipates receiving these reports on March 9, 2004 and will <br />verbally report any comments to the Plmming Commission. <br /> <br />Park dedication will be satisfied through a cash payment. A portion of the collected park <br />dedication fees will be utilized to improve the existing Riverdale Park located immediately <br />adjacent to the subject property. <br /> <br />Recommendation: <br /> <br />The preliminary plat and site plan is proposing a unique residential development with a variety of <br />town house and condominium units. Staff and the developer have been diligently working <br />together to create a plat that provides for a good street network system while still allowing for the <br />intricate residential development design that is trying to be achieved. <br /> <br />As noted above, staff provided recommendations to the proposed deviations from the strict <br />zoning regulations. Overall staff is supportive of the development as long as the preliminary plat <br />is revised to reflect the concerns outlined in the City Staff Review Letter. <br /> <br />Commission Action: <br /> <br />Motion to approve the preliminary plat of Rivenwick 4th Addition noting the approved deviations <br />and contingent upon compliance with City Staff Review Letter dated March 5, 2004. <br /> <br />-Or- <br /> <br />Motion to deny the prelilninary plat of Rivenwick 4th Addition. <br /> <br />And <br /> <br />Motion to approve the site plan of R_ivenwick 4th Addition noting the approved deviations and <br />contingent upon compliance with City Staff Review Letter dated March 5, 2004. <br /> <br />-or- <br /> <br />Motion to deny the site plan of Rivenwick 4th Addition. <br /> <br />18 <br /> <br />PC: 3/08/04 <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />City Engineer(s) <br /> <br /> <br />
