We oh%r the following comments[ <br /> <br />General: The sketch plan consists of 1 unplatted parcel and 2 ou~lots totaling approximately <br />2 ! .46 acres that are proposed to be platted into two i'esidential lots: one for the "existing <br />homestead and one new lot to contain One additional home. The subject property is located ar <br />6200 Green Valley Road and extends south of Trorr Brook. <br /> <br />Zoning: The propose is located outs/de the Me=opolitan Urban Service .Area (MUSA) and <br />is cu~enriv zoned fL- t fLehidentiaI - Rural' Developing. <br /> <br />Density. and Lot Size: The Comprehensive Plan desig~nates this area for low-density single <br />family residential development with a minimum lot-s/ze of 2.5 acres. The proposed plat <br />indicates two 'lots: one lot for the existing homestead will be 2.5 acres ~, size and the new <br />buildable lot' created' will be approx4n'nately 19 acres in size ' <br /> <br />Ac~:e~s and S~reers: Subdivision regulations in Section 9.50,03 of City, Code require that <br />each !ct contain ~e m/n/mum lot width (i.e., street frontage) for the respective zoning <br />district, which in this case is 200 feet. Additionally, Section 9.11.01 szares that no ici may <br />contain a dwe~.,m~ unless the lot meets the minimum lot width or street frontage requirement. <br /> <br />Parcel A, the ex/sting ixomestead, has 198.4 feet of fromage on Green Valley P,.oa& Th_is is <br />1.6 feet deficient of the 200 ~bor minimum. However, this is a pre-ex/sting ia,~ul non- <br />con±brming situation; there aren't any options to-bring this 5zonrage into compliance with <br />City Code with this piarring; and consequently a variance has been applied for to' <br />acl~owledge the deviation and that the tot remains to be a legal parcel for a dwelling. <br /> <br />42 <br /> <br /> <br />
