CASE # 7 <br /> <br />ADOPT ORDINANCE T() AMEND THE B.1 BUSINESS DISTRICT <br />REGULATIONS <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On February 23, 1993, City Council introduced an ordinance to amend the B-1 Business District <br />regulations in accordance with recem amendments to the B-3 and B-2 Business districts. <br /> <br />Observations: <br /> <br />As you recall, the major thrust of these amendments to the Business District regulations are <br />requiring the installation of site improvements (paved and curbed customer/employee parking, <br />display and storage areas) by January of 1997 and exterior facing finish on buildings being 100% <br />other than metal. In an effort to reduce the frequency by which conditional use permits are <br />required, we have also changed what was previously listed as 'conditional uses' to ~permitted <br />uses' and incorporated the criteria for those conditional uses as performance standards. <br /> <br />Since the only difference between the Rural Business District and the B-1 Business District was the <br />minimum lot size and structure setbacks, we have incorporated some rural standards into the B-1 <br />District and eliminated the need for the Rural Busines District zoning designation. As a follow up <br />to this, a subseqent case on this agenda proposes an ordinance to rezone Rural Business properties <br />to B-1 Business and eliminate the Rural Business District. <br /> <br />The ordinance is enclosed for your review. <br /> <br />Recommendation: <br /> <br />City Staff and the Planning and Zoning Commission recommend adoption of the ordinance at this <br />time. <br /> <br />Council Action: <br /> <br />Motion to: <br />Adopt Ordinance ~93-X amending the B-1 Business Dis~ict regulations. <br /> <br />Review Checklist: <br /> <br />CC: <br /> <br />City Administrator <br />City Attorney <br />Zoning Administrator <br /> <br />3/23/93 <br /> <br />?? <br /> <br /> <br />
