Box 547 <br />Anoka, MN 55303 <br /> <br />Re: Final Plat Review: Ramsev Meadows 2nd Addition <br /> <br />Gilbert: <br /> <br />We have received the final plal for Ramsey Meadows which consists of one sheet <br />drawn by Caine and Associates Land Surveyors, Inc. dated received by the City on <br />February 18, 1993. We offer the following comments: <br /> <br />1. Zoning: The subject property is zoned R-I Urban Residential. <br /> <br />(3.enera.!: The approved preliminary plat consists of approximately 29.5 <br />acres to be developed with municipal water and sanitary sewer and <br />subdivided into 29 single family lots. The final plat for {his phase of <br />Ramsey Meadows consists of ]4 lots; the phasing plan for Ramsey <br />Meadows indicates 15 lots in the second phase. The loss of one lot in this <br />phase is a result of plat design changes in order to avoid the need to <br />construct a road through the wetland. <br /> <br />Lot Sizes and Dimensions: Ail of the lots meet the minimum 80 foot width <br />requirement (90 feet for corner lots) either at the front property line or the <br />building setback line. In addition, all of the lots adjacent to the wetlands <br />contain a minimum of 10,800 square feet of area above the Ordinary High <br />Water mark. <br /> <br />Streets: All of the lots receive access from one of two cul-de-sacs; the <br />de-sacs do not exceed the 600 foot maximum length. The streets will be <br />improved to City standards, <br /> <br />Outlots: Outlot A is intended to be combined with the land to the north to <br />create two single fami)y residential lots in the furore. Outlot B and Ouflot C <br />are identified as drainage easements. <br /> <br />Drainaee: A one-sheet ~ading and drainage plan dated March 17, 1993 has <br />been prepared by Jeffrey Caine, R.L.S. The grading plan is generally <br />acceptable, however, it should be noted that the ~ade of the cul-de-sac of <br />150th Lane N.W. is too low to be serviced by the sanitary sewer currently <br />stubbed out of Fluorine Street and 149th to service it by ~avity flow. The <br />~ade of the cul-de-sac must be raised or the existing stub must be lowered <br />or a combination of bom. <br /> <br /> <br />
