City of Ramsey <br /> <br />15153 NOW'THEN BOULEVARDN.W.,RAMSEY, MINNESOTA 55303 · (612) 427-1410 <br /> <br />April 7, 1993 <br /> <br />Mr. Jack Menkveld <br />North Suburban Development, Inc. <br />8741 Central Avenue N.E. <br />Blaine, MN 55z134 <br /> <br />Re: Final Plat Review; Sunny Ponds 2nd Addition <br /> <br />Dear Mr. Menkveld: <br /> <br />We are in receipt of your proposed final plat for Sunny Ponds consisting of one (1) sheeI drawn by <br />Caine and Associates Land Surveyors, [nc. dated received by the City on April 1, 1993. We offer <br />the following comments: <br /> <br />Oeneral: The first phase of Sunny Ponds consisted of 50 lots and the proposal for this <br />second phase of Sunny Ponds consists of I 1 lots. According to the Phasing Plan received <br />by the City on June 15, 1992, the second phase was supposed to be the final phase and <br />consist of 38 lots. Apparent}y, the phasing plan has been amended and the City should be <br />provided with an updated version. <br /> <br />Lot Sizes: The minimum lot size in the R-t Urban Residential District is 10,800 square <br />feet. All lots in the plat meet the minimum square footage requirements. Those lots <br />affected by DNR wetlands contain 10.800 square feet of area above OrdinaD, High Water. <br /> <br />Lot Dimensions: All lots'meet the minimum 80 foot street frontage requirement and the <br />comer lots meet the 90 foot minimum width requirement. All cul-de-sac lots meet the 80 <br />foot width requirement at the building setback line. <br /> <br />Access to Lots: All lots will receive access from Erkium Street N.W., a cul-de-sac <br />street extending north off of Sunfish Lake Drive. The development agTeement will prohibit <br />any direct access from the lots onto the MSA road, Sunfish Lake Drive. <br /> <br />Streets, In accordance with the Cir>,'s Thoroughfare Plan, Sunfish Lake Drive will be <br />constructed to MSA standards. Erkium Street N.W. does not exceed the 600 foot dead-end <br />length maximum. <br /> <br />7, <br /> <br />Dtilities: The streets, sewer and water wilt be installed by the developer as a privately <br />funded project. <br /> <br />Park Dedication, In accordance with City Code,'the park dedication due on the plat is <br />$620.00 per lot. In accordance with the development agreement for Sunny Ponds, the <br />developer is to receive a 38% credit in lieu of land dedicated for park purposes. Therefore, <br />the total amount of cash park dedication due on Sunny 'Ponds 2nd Addition is $4,228.40 <br />(11 lots X $620.00 = $6,280.00 - $2591.60 credit) or $384.40 per tot. <br /> <br /> <br />
