AMBER RIDGE <br />DEVELOPMENT AGREEMENT <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br /> <br /> THIS AGREEMENT, made and entered into by and between the CITY OF <br />RAMSEY, a municip:tl corporation of the State of Minnesota (the "CITY"), and Gor.em, <br />LLC., a Minnesota limited liability company, ("DEVELOPER") whose address is 3538 <br />Mississippi Drive, Coon Rapids, MN 55433. <br /> <br /> WITNESSETH: <br /> <br /> WHEREAS, DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br /> Lots 1,2, 3, 4, 5, 6, 7, 8, 9, 10and 11, Block 1; Lots 1,2,3,4,5,6,7,8,9, 10, 11 and <br /> 12, Block 2; Lots 1, 2, 3 and 4, Block 3; Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, l 1, 12 and 13, <br /> Block 4; Lots 1, 2, 3 and 4, Block 5; Lots 1, 2, 3, 4, 5, 6, 7, and 8, Block 6; Lots 1, 2, 3, <br /> 4 and 5, Block 7; Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, ]0, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, <br /> 21, 22, 23, 24 and 25, Block 8: Lots 1, 2, 3, 4 and 5, Block 9; Lots 1,2, 3, 4, 5, 6, 7, 8, <br /> 9, 10, 11, 12, 13 and 14, Block 10; Lots 1,2, 3, 4, 5, 6 and 7, Block ] 1; Lots 1, 2, 3, 4, <br /> 5, 6 and 7, Block 12; Lots 1, 2, 3, 4, 5, 6, 7 and g, Block 13; Outlot A; Outlot B; Amber <br /> Ridge; Anoka County, Minnesota; and <br /> <br /> WHEREAS, on April 27, 1993, pursuant to Resolution No. 93-04- , the CITY <br />approved the final plat of the Subject Property which plat is known as AMBER RIDGE (the <br />"Plat'), which approval is contingent on certain requirements, including the DEVELOPER and <br />CITY entering into this A~eement; and <br /> I,(~'HEREAS, the final plat for the Subject Property conforms to the preliminary plat for <br />Amber Ridge approved by the CITY on March 23, 1993; and <br /> WHEREAS, a trunk usage charge is required by the CITY for usage of its Trunk Sewer <br />and Water System; which charge is $1,415.00 per residentidal unit created; and <br /> WHEREAS, the DEVELOPERS intend to cause the construction of the following <br />improvements in the Plat without financial participation on the part of the CITY, to-wit: Sanitary <br />sewer, storm drainage facilities, watermains and appurtenances, and streets with concrete curb and <br />gutter, which improvements are termed Stage I Improvements in the City Code ("Stage I <br />Improvements"); and <br /> WHEREAS, City Code Section 9.50.50 defines "Stage I" Improvements and "Stage II" <br /> <br /> <br />
