19. Cash and land contribution. Park dedication shall be satisfied by the DEVELOPER <br /> conveying to the CITY, the park areas as shown on the final plat for Amber Ridge. The <br /> amount of land conveyance is 4.12 acres and was detem-fined to satisfy sixty-seven percent <br /> (67%) of the park dedication due on the entirety of Amber Ridge as reflected on the <br /> approved final plat. The balance of the park dedication for Amber Ridge shall be satisfied <br /> by a cash contribution in the amount of Twenty Five Thousand One Hundred Sixty Five <br /> Dollars and no/cents ($25,165.00). Given a Six Hundred Twenty Dollar and no/cents <br /> ($620.00) standard park dedication fee, this cash donation shall be satisfied by the <br /> DEVELOPER constructing an eight (8) foot bitun'finous trail within the park land and <br /> certain boulevards to be developed within the subject plat, then north to 153rd Avenue <br /> N.W. on park land owned by the CITY. The specific route is detailed under Item 20 <br /> below. The DEVELOPER shall establish and place monuments of permanent character at <br /> all angle and curve points of park land to be dedicated. The requirements for the <br /> establishment of monuments are detailed under Item 21. The DEVELOPER shall provide <br /> a landscape plan for use in determining placement of Minnesota ReLeaf Grant trees. The <br /> absence of said plan shall not preclude the recording of the subject plat. The requirements <br /> for screening and the landscape plan are detailed under under Item 22. <br /> <br />20. Trail Construcl-ion. The DEVELOPER shall construct and pave in accordance with <br /> CITY standards a eight (8) foot bituminous trail not to exceed 5% in grade within all park <br /> parcels shown on the subject plat along the north side of 148th Avenue N.W. adjacent to <br /> Blocks 5 and 6, and along the entirety of the north side of 149th Avenue N.W. within the <br /> road right-of-way. The trail within the 149th Avenue N.W. right-of-way shall be <br /> approximately one foot from the property line and approximately nine feet from the back of <br /> the curb. The DEVELOPER shall provide approved turf establishment in conjunction <br /> with trail construction within the subject plat. <br /> <br />The DEVELOPER shall also construct a eight foot bituminous trail within JUNIPER <br />WOODS concurrent with the subject plat's trail and street paving. The CITY shall subcut <br />and provide turf restoration for all trail construction exclusive of the subject plat. <br /> <br />All of the above trail construction a~eed to by the DEVELOPER is delineated in Exhibit <br />A, attached hereto and incorporated by reference. <br /> <br />The DEVELOPER shall pay in cash to the CITY, One Thousand Five Hundred Dollars <br />and no/cents ($1,500.00) prior to the release of the subject plat for recording at Anoka <br /> <br /> <br />
