The <br />DEVELOPER shall provide finish grading and turf establishment for all park land and <br />public property within the subject plat and provide landscape screening on the entirety of <br />the public property east and contiguous to State Highway #47. This grading and landscape <br />screening shall take the fom'~ of a berm six (6) feet in height above the final elevation of the <br />trail surface and should extend from the southern plat boundary to 149th Lane N.W. The <br />screening shall be both salvage trees placed on the crest of the berm and seedling trees and <br />shrubs along the entirety of the berm. In addition, salvage trees shall be placed within or <br />adjacent to the public property along State Highway #47 and north of 149th Avenue N.W. <br /> <br />GENERAL <br /> <br />23. Access to Lots. All lots in the plat shall be restricted from access onto T.H. #47. <br /> <br />24. Tree Disease Prevention and Disposal. The DEVELOPER shall prevent <br /> the3introducrion and spread of tree disease into the residual tree populations of the Plat and <br /> adjoining properties and reduce the impacts of construction on the residual property of the <br /> Plat and adjoining properties.
