Jack Menkweld <br />North Suburban Development, Inc. <br />8741 Central Avenue N.E. <br />Blaine, MN 55434 <br /> <br />Re: Final Plat Review; Ramsey Commons 2nd Addition <br /> <br />Dear }ack: <br /> <br />We are in receipt of your proposed f'mal plat for Ramsey Commons 2nd Addition consisling of one <br />sheet drawn by Jeffrey Ca/ne, Ca/ne and Associates Land Surveyors, Inc. The plat consists of a <br />replat of Lots 1-4, Block 1, Ramsey Commons; Lots 1, 2 and 3, Block l, Sunny Ponds; and Lot <br />l, Block 2, Sunny Ponds. We offer the following comments: <br /> <br />Genera}: The property is zoned R-1 Urban Residential and is proposed to replat 8 <br />existing lots in Ram.qey Commons and Sunny Ponds into eleven (I 1) single f:~mity urban <br />residential lots. <br /> <br />7o9t Sizes; All of the lots meet the 10,800 square foot minimum area for single family <br />urban lots. It is also noteworthy that Lots 2, 3 and 4, Block 2, contain 10,800 square feet <br />of area above the wetland. <br /> <br />~,,ot Dimensions: The minimum frontage in the urban district is 80 feet. The minimum <br />frontage is met by all lots either at the street or the building setback line. It should also be <br />noted that the thorough.fare setback from Nowt. hen Blvd. in combination with the front yard <br />setback l~mirs the building pad depth on Lot 5, Block 2 ~o approxfimarety 30 feet. <br /> <br />~ The lots in the plat will be served by a cul-de-sac extension of 148th Lane N.V/. <br />from Sun.ny Ponds to the east. The cul-de-sac leng-th does not exceed the 600 foot <br />maxirnllm allowed by CiD' Code. None of the lots will have access onto Nowthen Blvd. <br />Iq.V/. <br /> <br />As a result of the replat, a small trian~onlar wedge of right-of-way comprising the southwest <br />end of 148th Lane in Surrey Ponds will need 'to be vacated. The developer has provided <br />the City w/th a legal descr/ption of the property, to be vacated. However, the vacation <br />procedure will take approximately 60 chys. If the developer plans to record the plat prior to <br />that time f'mme, then the legal description on the dedication page of the final plat must be <br />amended accordingly. <br /> <br /> <br />
