The improvement will be installed as a private <br />development project, <br /> <br />At the time of sketch plan review, it was noted that it would be highly desimable to loop the <br />water distribution system sen-icing the development to the south a~ong CounU, Road #5 to <br />the existing I2 inch pipe at Sunfish Lake Blvd. N.W. in accordance with Sta£Ps <br />rrx:ommendation, a 35+ foot wide park is being dedicated between Lot 1, Block t, and Lot <br />5, Block 2, to accommodate this }cop of ntilities. The developer has agreed to consnmct a <br />bituminous trail in this park property between Lots 1 and 5 to pro,Adc pedesman access <br />from the cut-de-sac to Count)' Road #5. The plan is dated <br />March 17, 1993 and now provifies for the acceptance of drainage from Count-':' Road #5 <br />and replaces the proposed 12 inch outflow pipe from the wetland to the closed conduit <br />storm sewer in 148th Lane N.W. with a 15 inch pipe for maintenance purposes. <br /> <br />Wetland Mifigafion: The Wetland Mitigation Plan which delineates the extent of the <br />existing wetland and proposes a wetland mitigation and replacement plan has been <br />submitted to and approved by the Lower Rum River Water Management Organization <br />('LRRWMO). <br /> <br />Park Dedication: Based on CiD, Code, the amount of park dedication due on a <br />resubdivision is based on the current requirement per umt for the new tots created, which in <br />this case would be 3 new lots x $620.00 each or $1,860.00. 'l'ne park dedication for the <br />oNginal 4 lots in l~amsey Commons and the 4 lots in Sunny Poncis has been previously <br />satisfied. <br /> <br />The Ramsey City.
