Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Final Plat Review: Alpine Acres 2nd Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your final plat to develop the second phase of Alpine Acres, a townhome <br />plat in the City of Ramsey. <br /> <br />General: The subject property is approximately 42.4 acres in size and is generally located in the <br />triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br />Drive. The final plat is the second phase of four phases of a 200 townhome development. The <br />second phase is proposing to develop 48 townhomes. <br /> <br />Zonine: The subject property is zoned R-2 Medium Density Residential. <br /> <br />Final Construction Plans and Specifications: The final street and utility constrUction plans <br />have been prepared by Hakanson Anderson as a 29 sheet set of plans which was originally <br />prepared in the Summer of 2003. This set of plans included all phases of the Alpine Acres <br />Development. This set of plans was last revised on March 8, 2004 to reflect the boundary limits <br />of the second phase. <br /> <br />Final Grading and Drainage Plan: The final grading plan was submitted and approved with <br />the platting of the final phase of Alpine Acres. This plan has been revised on March 8, 2004 to <br />reflect the boundaries of Alpine Acres 2nd addition. <br /> <br />Drainage and Utility Easements: All drainage and utility easements must be provided around <br />open space, ponding, and public right of way areas. <br /> <br />Trails and Sidewalks: Trails were required as a condition of the Alpine Acres development. <br />The installation of this trail is anticipated for late Spring 2004 and will be installed under the <br />conditions of the Development Agreement associated with that phase of the development. <br />Sidewalks will be installed along the east and north side of Sodium Street, the south side of <br /> <br /> <br />
