Final Plat Review: <br />April 9, 2004 <br />Page 2 of 3 <br /> <br />Alpine Acres 2nd Addition <br /> <br />Radium Street, and the south side of Tungsten Street between its intersections with Sodium <br />Street. The concrete sidewalk must be six inches thick where driveway crossings are anticipated. <br /> <br />Trunk Sewer and Water Fees: The estimated cost to extend sewer and water is $817,780.00. <br />As discussed during preliminary plat approval, the City will contribute $309,991.00 to the project <br />to pay for over-sizing and general City benefit. The Developer has satisfied the sewer and water <br />trunk charges for this and all future phases of the Alpine Acres development. <br /> <br />Park Dedication: Park dedication requirements for Alpine Acres 2nd Addition will consist of a <br />cash payment in the amount $105,600. This payment is due prior to the City releasing the mylars <br />for recording at the offices of Anoka County. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $550.00 per unit and is <br />due prior to recording the plat. A credit in the amount of $7,775.00 will be applied to the second <br />phase of Alpine Acres as stipulated in the Development Agreement of Alpine Acres first <br />addition. Therefore, a cash payment in the amount of $18,625 will be required to satisfy trail <br />development fees for Alpine Acres 2nd Addition. Future phases of Alpine Acres will not receive a <br />credit for trail development fees as the credit has been satisfied with the development of Alpine <br />Acres first and second additions. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee of $375.00 <br />per unit. The final plat is proposing to plat 48 units in the second phase, therefore a cash payment <br />in the amount of $18,000.00 is due to the City prior to the release of the plat for recording. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other <br />regulatory agencies. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, April 13, 2004, at Ramsey Fire <br />Station #1, to review this plat. A copy of the case cover sheet is enclosed for your information. I <br />suggest that you, or your representative, be present at the meeting to answer any questions that <br />may arise.
