3) City Council public hearing and rcgtflar meeting minutes dated December 22, 1992. <br /> <br />4) City Council special meeting mint~tes dated .l:mu;trv 6, 1993. <br /> <br />5) City Cotmcil public hearing and regtfiar meeting minutes daled J:mtmry 12, 1993. <br /> <br />PUBLIC ttEARIN(;S <br /> <br />Chairperson Bawden adjourned the regular l>lanning and Zoning meeting at 7:36 p.m in order <br />conduct the following pub}it hearings: <br /> <br />1) <br /> <br />Request for Preliminary PI:it Approval of Ramsey Commons 2nd Addition; case of Jack <br />Menkveld, Noah Suburban Development, inc. <br /> <br />2) <br /> <br />Request for Preliminary Plat Approval of Amber Ridge; case of Creekview Crossing <br />Partnership. <br /> <br />3) <br /> <br />Request to Rezone Property from B-2 Business and R-3 Urban Residential to R-I Urban <br />Residential; case of Creekview Crossing Partnership. <br /> <br />Chairperson Bawden called for a recess at 8:30. <br /> <br />Chairperson Bawden reconvened the regular Planning and Zoning Commission meeting at 8:42 <br />p.m. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #I: Request for Preliminary Plat Approval of Ramsey Commons 2nd <br /> Addition; case of North Suburban Development, Inc. <br /> <br />Zoning Administrator Frolik stated that North Suburb;m Development, Inc. submitted a <br />preliminary plat for Ramsey Commons 2nd Addition which has been revised since the sketch plan <br />review to include two lots from Sunny Ponds for a total of 9 single family tots. She added that the <br />wetland and park dedication issues need to be addressed. <br /> <br />City Engineer Jankowski stated that although all lots meet the t0,800 square foot minimum, some <br />tots do not contain the minimum area above the wetland. Mr. Jankowski suggested moving the <br />neck of the cul-de-sac north to give those lots more area above the wetland. <br /> <br />Jack Menkvetd, representing North St~burban Development, Inc., agreed that straightening the cul- <br />de-sac would give the lots more area above the wetland, but that a variance to tot width might be <br />necessaD, as a result. <br /> <br />Discussion ensued. <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Holland to recommend that City <br />Council approve the preliminary pl.'tt for Ramsey Commons 2nd Addition based upon discussion <br />and that a variance to the tot width requirement at the building setback line be extended to the actual <br />structure location for those lots needing to achieve 10,800 square feet of area above the wetland. <br /> <br />Motion carried, Voting Yes: Chairperson Bawden, Commissioners Deemer, Holland, <br />Hendriksen, LaDue, Ten), and Thorud.
