LIGHTING. Any Lighting insmlle_xt on the Structure or ill the parking lot shall be designed <br />so as to deflect light away from Sunfish Lake Blvd. N.W. <br /> <br />OVERHEAD DOORS. The overhead doors for loading purposes shall be approved for <br />installation on the south side of the Structure, in addition to the west side. <br /> <br />REFUSE STORAGE. Any refuse storage area shall be completely screened from view <br />from the public right-of-way. <br /> <br />SITE IMPROVEMENTS. All site grading, drainage and landscaping required by this <br />p~mit shall be subject to approval by the City Engineer. <br /> <br />10. <br /> <br />IMPROVEMENT CONSTRUCTION SCI4~-BULE. The Improvements required shall be <br />constructed and installed on or before November 1, 1993. <br /> <br />11. <br /> <br />FINANCIAL GU~E. In order to insure the installation of the Improvements in <br />accordance with City specifications and in a timely manner, the Permittee shall be required <br />to deposit with the City a cash escrow or letter of credit approved by the City, in the <br />amount of Forty Thousand Dollars and no cents ($40,000.00), which is 150% of the <br />City's estimated cost of the Improvements. Prior to the issuance of the building permit, all <br />financial guarantees must be provided as required herein. <br /> <br />Upon completion of the consnmction of thc Improvements, as certified by the City <br />Engineer, any credit balance remaining in the escrow shall be returned to the Permittee. In <br />the event the Permittee fails to consumer and install thc Improvements as required herein, <br />the City may complete the Improvements with City day labor and/or by letting contracts for <br />said completion and draw upon the escrow for payment.
